Home Insurance in Long Beach

The dwelling itself. Other structures like a detached garage or fence. Your personal property inside. Loss-of-use coverage pays for somewhere to live while the house is being repaired. It’s coverage people often forget about until they need it. Personal liability if someone is hurt on your property, and medical payments for smaller injuries.

What it covers

Earthquake coverage is not included. It's a separate policy, through the California Earthquake Authority or a private carrier, with its own deductible.

Flood is not included. That's NFIP or a private flood policy, and a standard homeowners will not pay for rising water regardless of the cause.

Also excluded: ordinary wear and maintenance, and in most cases, sewer backup unless you add the endorsement. High-value items, such as jewelry, art, collections, and instruments, are covered only up to a sublimit. If you own something worth more than the limit, it has to be scheduled individually or it isn't really covered.

What it doesn't cover

Older housing stock costs more to rebuild than people expect. Original construction, historic detail, and current code requirements all add to the number, and a policy written years ago based on an older valuation can leave you short at exactly the wrong time. This is the single most common gap we find when we review an existing policy.
